A LandAI Analyst report is research assembled from public and licensed records and written up by an automated system. It is built to help a professional decide what to look at next.

It is not an appraisal, a boundary survey, a title search or title opinion, a flood determination for insurance or lending, a Phase I environmental site assessment, an engineering or geotechnical report, or legal or tax advice. It does not replace a site visit.

Where the underlying data is missing, the report says so rather than filling the gap with a regional average, and where too little of a parcel can be assessed it withholds the feasibility score instead of printing one. A blank means “not established”, never “not a problem”. Verify every material fact before you act on it.

Using this software does not create a brokerage relationship. We are not acting as your agent, we do not represent you in any transaction, and nothing in a report is an offer to buy, sell or lease. Brokerage representation requires a separate written agreement.

Reports draw on federal, state and county records — among them FEMA, USDA NRCS, the US Geological Survey, the US Census Bureau, the EPA, the US Fish and Wildlife Service, the Bureau of Land Management, NC OneMap and county GIS and assessor systems — along with licensed providers including ATTOM and Regrid. Every section of a report names its source and the date it was retrieved.

Government data is used as published; those agencies do not endorse this service. Listing content comes from the relevant multiple listing service and remains the property of that MLS and its participants. It is licensed for evaluating a specific property and may not be redistributed, republished or used to build another database.

Coverage is not uniform. North Carolina is the deep-coverage state; elsewhere reports run on the national baseline and say so on the page.

Written analysis is produced by large language models operating only on the data retrieved for that parcel. The system is instructed never to introduce a figure that is not in the retrieved data, every claim carries a source tag, and those tags are checked automatically against the underlying sections — a claim citing evidence that is not present is rejected and regenerated.

These are strong controls, not a guarantee. Automated systems can still be wrong. Treat a report as a well-sourced starting point, not a conclusion.
